長實屯門海譽入伙

2011年2月16日
屯門青山公路爆新盤戰，繼新地掃管笏星堤後，長實今日公佈屯門青榕街新盤資料，樓盤名為「海譽」(Crown by the Sea)，全為過千呎大單位，由於屬舊契項目，無需售樓紙，發展商聲稱隨時可以開賣。

長實執行董事趙國雄指，海譽共40伙，當中4伙為特色單位，包括頂層複式連平台及天台，另有連千呎花園等，至於另外36伙，分為兩款，分別為4房1套(1,367呎)及5房1套(1,500呎)，樓底11呎5吋。項目預料今年年底獲入伙紙，樓花期約1年。售樓處設於和記大廈，無示範單位，最快今個周六開放。發展商未有明言開售呎價，但稱會參考汀九皇璧，預料平均呎價過萬元。

海譽位於屯門青山灣青榕街3號，地皮於3年前購入，坐北向南，面向青山灣一帶海景。

I don't want to show my prejudice (偏見) in here as I have already declare my feelings on 長實 before, but this is the fact:

And any C-hing advice Why there has to be bay-windows??(as I really don't understand? besides of the structure of the building? and to hold the big windows in place?? As I am sure Unless is to reduce the cost, there's no real use of it????(Thank you in advice)




HKD7500 Per sq, this bay window would have cost at least 15000HKD... and there's 5 rooms(!!) in this luxury? apartment, so the bay windows alone would cost nearly...100K...

窗台唔洗計入 gross floor area 囉！
即係話假設你買左塊地原本政府只容許你起100尺GFA，但係計埋窗台其實你係可以話自己起到總共115尺去賣俾人，聽落個單位好似大左咁喎，咁梗係仆住起窗台啦係咪？

查實窗台呢家野有咩好處，搞到政府願意送出黎唔洗計GFA呢？

so if there's no 發水 (well less發水...) , then there won't be any more bay windows?!?!
so there's nothing to do with the structure/design!!!

I use the 窗台 at home to put....a clock, watch, phone, some clothes..... but all my items added together would still cost less than area of the bay window sigh.............=-=

yes the view is quite nice ga and for 7300HKD, it seems(!) to be a good price.

But according to I-cable, it is 1梯2火?

1梯3火 with 2(??) lifts still very nice ga la....even many 'Chop stick' building would have more than this.

I think they have done it on purpose (to put a window and charge as Gross floor area)...to earn more profit..
